National City, California.

Ground up development of a 16 unit multi-family project.

National City is located in the South Bay just 5 miles south of downtown San Diego and 10 miles north of Baja California, Mexico.

 

The City is bordered by San Diego to the north and east, Chula Vista to the south, the unincorporated areas of Lincoln Acres and Bonita to the south and southeast, and San Diego Bay to the west. 11.6% of National city’s 7.29 sq mi has been designated as Opportunity Zone.

 

South Bay is well-known for its beaches, recreational venues, residential neighborhoods, expanding business opportunities, and the largest U.S. Naval base on the West Coast.

KLAUBER DEVELOPMENT

Encanto, California.

23 Single Family residence project, 250,000 SF.

Encanto Neighborhood is in the southeastern part of San Diego, California. Split into North and South Encanto (North and South of Broadway respectively) it is predominantly a low-density residential community with commercial and industrial businesses surrounded by high transit priority routes that promote residential growth.

Encanto and surrounding neighborhoods are going through a revitalization process through local and state programs such as the Chollas Creek Enhancement Program, which focuses on restoring native vegetation, expanding green areas in efforts to attract investment opportunities through tax incentive programs and improve the neighborhood’s quality.

Simultaneously Klauber Ave project is located within the Opportunity Zone in Encanto Neighborhood which provides additional economic and time advantages to the investors, under certain conditions, to promote real estate development and job creation in distressed communities.

Kensington, California.

The property is located within the Kensington Neighborhood, which has been identified as one of the top places to live in 2020/2021 within San Diego County. It’s convenient location is bordered by I-15 and I-8 on two sides with Fairmount Avenue and Monroe Street bordering it east and south.

 

Kensington and surrounding neighborhoods have grown interest in the residential “flip” business because of the well rounded characteristics, with a well percentage of properties being part of the Opportunity Zone. Home values in this area have risen 6.0 % over the past 12 months, current predictions call for a 6.7% increase in the next year.
